IMPORTANT: Under the new RESPA regulations, HUD places the lender’s third-party document preparation fee in GFE Block 1/Line 801 which is subject to the zero percent (0.00%) tolerance. Utilization of this Resource Tool is used to determine an approximate doc prep fee payable to Schwartz & Associates or DocsDirect. The fees referenced herein are generally a high-end estimation, are not client specific and are subject to change. If you have not selected all the appropriate packages, documents and/or services or if your transaction requires additional non-standard or customized forms to properly document the file or clear up matters to make the loan salable on the secondary market, it will result in increased fees due. In some cases, it is possible that the additional documentation may meet a " changed circumstance" under the new RESPA rules and could result in the ability for the client to re-disclose the GFE prior to closing to cover increased fee amounts. In any event, if the actual document preparation fee due cannot be paid at closing by borrower or seller or is not properly disclosed, then you, the client, are responsible for remitting the additional or full amount for services rendered.
